			<content:encoded><![CDATA[<p>Home values in <a href="http://pasadenaviews.com/pasadena-city-guide/" >Pasadena</a> California have declined over the last year and a half.  We started seeing home price decreases in 2007 and they have continued through 2008, but if you own a home or condo in Pasadena, you still wrote a healthy check to the Los Angeles County Tax Assessor for your bi-annual taxes which were due on April 10th.</p>

<p>I wrote about the <a title="decline in Pasadena home value propety tax reassessments" href="Is my Pasadena Home being reviewed for a Decline In Value by the Tax Assessor">tax assessor proactively re-evaluating properties which were purchased between July 1, 2004 and June 30th, 2007.</a> Now, the LA County Tax Assessor has made it even easier to find out if your home property taxes are under review.</p>
<p>If you click on the link below, it will take you to a page where you will be able to enter your home&#8217;s property tax identification or AIN number OR type in your Pasadena home address to see if your property&#8217;s tax status is under review due to the &#8220;decline in value&#8221;.</p>

<p>You can also see if your property automatically qualifies for a decline-in-value review under either one of the following conditions:</p>

<li> The property is a single-family home or condominium purchased between July 01, 2003 (2000 in some areas based on economic conditions) and June 30, 2008.</li>

<li> A property is subject to annual review of a temporary decline-in-value reassessment granted for the prior assessment year (2008).</li>

<p>Pasadena home owners of properties other than single-family or condominium (residential-income and commercial/industrial for example) may file a decline-in-value APPLICATION on or before December 31, 2009.<br />

<h3>Here&#8217;re my thoughts and observations on the data for South Pasadena&#8217;s last 5 years in real estate:</h3>
<ul>
<li>The volume of units for both Single Family Residences (SFR) and Condos and Townhomes was drastically lower in 2008 compared to previous years.  South Pasadena volume of sold homes dropped almost 50% from 2007.</li>
<li>Price per square foot of sold homes remained pretty much stable and ended the year at $510 per sq. ft. That is only 1.4% lower than the selling price per square foot in 2007.</li>
<li>Condo and townhomes didn&#8217;t do as well as single family homes and the price per square foot dropped 9.1%, but has been dropping each month in the 4th quarter of 2008.  December closed at $346 per sq. ft.</li>
<li>Last quarter of 2008 has been tough for both South <a href="http://www.pasadenacarealestatehomes.com/pasadena-california-homes-for-sale" >Pasadena homes</a>, condos and townhomes, with prices moving below the average sold prices for 2008.  Take a look at <a title="South Pasadena housing analysis for December 2008" href="http://www.pasadenacarealestatehomes.com/south-pasadena-real-estate-market-report-december-2008">December 2008 South Pasadena Statistics</a>.</li>
<li>It is taking longer to market and sell South Pasadena real estate.</li>
</ul>
<h3>How will South Pasadena real estate market do in 2009?</h3>
<ul>
<li>South Pasadena home prices will move down a bit more in 2009 especially for condos and townhomes.</li>
<li>Inventory of <a href="http://www.pasadenacarealestatehomes.com/custom/mls" >homes for sale</a> will increase due to additional short sales and foreclosures on the market. </li>
<li>Homes will stay on the market longer due to lenders tightening of funds.</li>
<li>South Pasadena home buyers will need to come up with more cash: conforming rate limit dropped to $625,000 and 2nd Trust Deeds will be more difficult to get and will be a lot more expensive.</li>
<li>South Pasadena schools will continue to be the #1 driving force for home sales in South Pasadena.</li>

<p>What is a <strong>&#8220;Dusty Deal&#8221;</strong> list? It is a list of <strong><a title="Pasadena homes for sale" href="http://irina4realestate.com/mls/"><span style="color: #3f4b7d">homes for sale in Pasadena</span></a></strong> including homes, condos and townhomes that have been on the market for over 100 days. Are all of these great deals? Not necessarily. BUT, the seller has been actively marketing their homes for a very long time and is probably ready to deal.</p>
<p>Why are these homes on the market still? The most likely reason is that they were overpriced to begin with. The first few weeks of marketing a home for sale are the most critical weeks for any seller. If the property is overpriced, or not marketed correctly, it gets stale. Local real estate agents ignore these homes and avoid showing them to their buyers. Potential home buyers look these homes up on the internet, but wonder what is wrong with these homes since they didn&#8217;t sell.</p>
<p>My take on this is, if you are looking for a deal, these homes are the best place to start. Why? Home sellers are tired of showing their homes and most are ready to NEGOTIATE their price and SELL!</p>

<h2>Here&#8217;s the overview of the commentary on the state of South Pasadena Real Estate Market for November 2008</h2>
<p>:</p>
<p>The number of single family homes sold in <strong>South Pasadena</strong> in November almost doubled from the previous several months, while the inventory of available South <a href="http://www.pasadenacarealestatehomes.com/pasadena-california-homes-for-sale" >Pasadena homes</a> for sale remains the same. This drives the absorption rate down quite drastically from almost 30 weeks on the market to sell existing inventory of homes to approximately 19 weeks should the rate of sales remain the same.</p>
<p>Usually, December is a slow month for real estate buyers and sellers. Everyone is focused on shopping for the holidays and their upcoming vacations. Having said that, it&#8217;s important to note that the home buyers who are looking are very serious shoppers with very specific requirements.</p>
<p>Potential <strong>South Pasadena sellers</strong> also need to keep in mind that the banks are sitting on a lot of foreclosures through the end of the year because it makes their &#8220;accounting&#8221; books look better. As soon as the 1st of the year rolls around, I believe that we&#8217;ll see an increase in inventory at significantly lower prices since banks will be looking to unload their REOs (Real Estate Owned property). If you have a <a title="South Pasadena home sellers" href="http://www.pasadenacarealestatehomes.com/real-estate/south-pasadena"><strong>South Pasadena home</strong></a> that you are considering selling, do not wait too long because we do not know what the 1st quarter of 2009 will bring.</p>
<p>South Pasadena home buyers are already getting some pretty good deals with the price per square foot for sold homes hitting a low of $462 and condos and townhomes selling in the high $300 per square foot.</p>
<p>There is also quite a bit of discrepancy between the price per square foot of South Pasadena homes on the market &#8211; $518 &#8211; and the price per square foot of the homes sold &#8211; $463 &#8211; which would explain why the <strong>South Pasadena</strong> active home listings are staying on the market for an average of 137 days. That is over four months. South Pasadena need to track these statistics carefully to ensure that they are not chasing the market down.</p>

<p>One South Pasadena home situated in the Marengo Estates area located at 838 Milan, South Pasadena, sold with multiple offers $200,000 over asking at $1,150,000. This is a prime example of great pricing and marketing.</p>
<p><em><strong>Lowest priced South Pasadena home </strong></em>on the market in November was at 1108 Foothill Street &#8211; a 2 bedroom and 1 bath cottage &#8211; listed at $439,000.</p>
<p><em><strong>Highest priced South Pasadena home</strong></em> on the market in November was at 1133 Buena Vista Street &#8211; a 7,500 sq. ft. estate &#8211; listed at $3,600,000.</p>
<p>Altos Research, one of the <a title="real estate reporting company" href="http://altosresearch.com">premier real estate statistics tracking companies</a> in the nation, has this to say about <strong>South Pasadena</strong>:</p>

<p>If you are looking for a real estate deal, you came to the right place. <p>What is a <strong>&#8220;Dusty Deal&#8221;</strong> list? It is a list of <strong><a title="Pasadena homes for sale" href="http://www.pasadenacarealestatehomes.com/custom/mls">homes for sale in Pasadena</a></strong> including homes, condos and townhomes that have been on the market for over 100 days. Are all of these great deals? Not necessarily. BUT, the seller has been actively marketing their homes for a very long time and is probably ready to deal.</p>
<p>Why are these homes on the market still? The most likely reason is that they were overpriced to begin with. The first few weeks of marketing a home for sale are the most critical weeks for any seller. If the property is overpriced, or not marketed correctly, it gets stale. Local real estate agents ignore these homes and avoid showing them to their buyers. Potential home buyers look these homes up on the internet, but wonder what is wrong with these homes since they didn&#8217;t sell.</p>
<p>My take on this is, if you are looking for a deal, these homes are the best place to start. Why? Home sellers are tired of showing their homes and most are ready to NEGOTIATE their price and SELL!</p>

			<content:encoded><![CDATA[<p>The inventory of <a title="South Pasadena homes for sale" href="http://www.pasadenacarealestatehomes.com/wp-admin/SEARCH SOUTH PASADENA HOMES FOR SALE (Single Family Residences)">South Pasadena homes for sale</a> has increased in Septtember mostly because of homes falling out of <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a> last month.  The number of newly listed homes has remained consistently at around 10 a month.  Even though the average # of days of sold <a href="http://pasadenaviews.com/south-pasadena-city-guide/" >South Pasadena</a> homes is running a bit over 2 months, the homes that are currently available for sale have been on the market for over 3 months, an average of 107 days.</p>
<p>Most South <a href="http://www.pasadenacarealestatehomes.com/pasadena-california-homes-for-sale" >Pasadena homes</a> sold last month were closed at 8% below asking price.  Only one home sold over asking price at 822 Arroyo Drive.  It was originally priced at $699,000 and closed escrow at $715,000.</p>
<p>It will take over 28 weeks to sell the South <a href="http://pasadenaviews.com/pasadena-city-guide/" >Pasadena</a> home inventory given no additional listings and the same rate of sale as in September.</p>
<p><em>The lowest priced home in South Pasadena is at 1800 Meridian Avenue &#8211; $474,900.  </em></p>
<p><em>The highest priced home in South Pasadena is at 851 Lyndon Street &#8211; $3,450,000.</em></p>
<p><strong><a title="South Pasadena Condos and Townhomes for sale" href="http://www.pasadenacarealestatehomes.com/wp-admin/SEARCH SOUTH PASADENA CONDOS AND TOWNHOMES FOR SALE">Condos and townhouse sales</a></strong> in South Pasadena have remained pretty flat with no major changes from last month.</p>
<p><em>The lowest priced condo for sale in South Pasadena is at 116 marmion Way #10 &#8211; $339,000</em></p>
<p><em>The highest priced townhome for sale in South Pasadena is at 1907 Leman Street &#8211; $829,000</em></p>

			<content:encoded><![CDATA[<p>Single Family <strong>Home Sales in South Pasadena</strong> for the month of August 2008 sold at 96.34% of their original listing price.  Even though more <a href="http://pasadenaviews.com/south-pasadena-city-guide/" >South Pasadena</a> homes sold in August vs. July, the <strong>average price point was significantly lower</strong> in August.  The <strong>average sales price of South Pasadena homes</strong> in August is also significantly lower than the average sales price for active listings &#8211; <strong>homes currently for sale in South Pasadena</strong>.  The average priced home for sale in South <a href="http://pasadenaviews.com/pasadena-city-guide/" >Pasadena</a> for August was $1,067,621 vs. average sold price of $795,273.  Interestingly enough, the price per square foot for <strong><a title="South Pasadena homes for sale" href="http://www.pasadenacarealestatehomes.com/south-pasadena-homes-for-sale-1">South Pasadena homes on the market</a></strong> in August is $499.30 tracking closer to the average sold price per square foot ($483) for the same time period.  Buyers are getting a lot more for their money!</p>
<p><strong>Lowest priced home in South Pasadena for sale in August was $474,900</strong></p>
<p><strong>Highest priced South Pasadena home for sale in August was $2,298,000</strong></p>
<p><a title="South Pasadena condos for sale" href="http://www.pasadenacarealestatehomes.com/south-pasadena-condos-and-townhomes-for-sale"><strong>Condos and townhomes in South Pasadena</strong></a> have seen a decrease in inventory to only 3 new condo listings and an overall 15 available South Pasadena condos and townhomes available for sale in August.</p>
