<p>THE SOUND OF MUSIC will be performed by Huntington Middle School students on February 26, 27, 28 and March 1 in the Kenneth F. White Auditorium.</p>
<p>Directed by Janet Jackson, this production has a cast and crew of over 60 talented HMS students.</p>
<p>This classic tale of Captain Von Traap and his seven children meeting Governess Maria from the Abbey is a heartwarming family and love story. Set in the conflict of Vienna as Hitler&#8217;s Nazi&#8217;s are taking over Austria, it is a story of choices, passion and country that is universal.</p>
<p>You&#8217;ll recognize the Rodgers and Hammerstein songs! Don&#8217;t miss seeing your friends perform.</p>
<p>It is a truly great show that is sure to be another sell out – a treat for children and adults alike!</p>
<p>Tickets are on sale now. <strong>Tickets are $15 and seating is assigned on a first come, first served basis</strong>.</p>
<p>Three evening performances are on Thursday, February 26, Friday, February 27 and Saturday, February 28 at 7 pm. One matinee performance will be at 2 pm on Sunday, March 1.</p>

<p>Even though <a title="San Marino foreclosure" href="http://www.sanmarinocarealestatehomes.com/foreclosure-auction-san-marino-luxury-real-estate/"><strong>San Marino has not escaped the touch of foreclosures</strong></a>, overall, real estate market is holding very well. Inventory is relatively unchanged with approximately 30 homes available for sale each month over the last couple of months and homes are selling on average at 1.67% over asking price.</p>
<p>The home on <a title="Charleton home photos" href="http://www.sanmarinocarealestatehomes.com/san-marino-brokers-open-house-november-19-2008/">Charleton </a>had multiple offers immediately after going on the market at a premium of $625 per square foot and is now in <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a>.</p>
<p>Three out of four homes currently in escrow are over $2 million. Every Thursday broker open house I attend is busy with both real estate agents attending and buyers stopping by.</p>
<p><strong>The lowest priced home</strong> in <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> right now is at 1615 South Los Robles Avenue &#8211; a 3 bedroom, 3 bath priced at $989,500.</p>
<p><strong>The highest priced home</strong> in San Marino is still the $7.9 million Old Mill Road estate. This luxury property sits on over 82,000 sq. ft. lot and has 8 bedrooms and 7 baths.</p>
<p>There is also one home for sale in unincorporated <a href="http://pasadenaviews.com/san-gabriel-city-guide/" >San Gabriel</a>, but with coveted San Marino school district option. That home is at 7023 La Presa Drive and is listed for sale at $785,000. With 3 bedrooms and 2 baths, it&#8217;s a nice starter home for families looking to get their kids into San Marino schools.</p>

<p>If you are looking for a real estate deal, you came to the right place. <p>What is a <strong>&#8220;Dusty Deal&#8221;</strong> list? It is a list of <strong><a title="Pasadena homes for sale" href="http://www.pasadenacarealestatehomes.com/custom/mls">homes for sale in Pasadena</a></strong> including homes, condos and townhomes that have been on the market for over 100 days. Are all of these great deals? Not necessarily. BUT, the seller has been actively marketing their homes for a very long time and is probably ready to deal.</p>
<p>Why are these homes on the market still? The most likely reason is that they were overpriced to begin with. The first few weeks of marketing a home for sale are the most critical weeks for any seller. If the property is overpriced, or not marketed correctly, it gets stale. Local real estate agents ignore these homes and avoid showing them to their buyers. Potential home buyers look these homes up on the internet, but wonder what is wrong with these homes since they didn&#8217;t sell.</p>
<p>My take on this is, if you are looking for a deal, these homes are the best place to start. Why? Home sellers are tired of showing their homes and most are ready to NEGOTIATE their price and SELL!</p>

			<content:encoded><![CDATA[<p>Even though, the inventory of <strong><a title="San Marino homes for sale" href="http://www.pasadenacarealestatehomes.com/san-marino-california-homes-for-sale">homes in San Marino</a></strong> is fairly stable and is not increasing the number of <a title="August San Marino sales" href="http://www.pasadenacarealestatehomes.com/san-marino-luxury-real-estate-august-million-dollar-sales"><strong>San Marino homes sold</strong> </a>is almost 50% less in September compared to August.  October will not look much better since only six <strong>San Marino homes</strong> are in <a href="http://www.pasadenacarealestatehomes.com/pasadena-ca-real-estate-closing-costs" >escrow</a> right now, but <a title="new home listings" href="http://www.pasadenacarealestatehomes.com/custom/mls"><strong>new home listings</strong> </a>are holding steady at about 11 to 13 homes a month &#8211; double the buyers&#8217; demand.  This can potentially lead to an overabundance of homes on the market and reduction of prices especially going into the slowest season of the real estate cycle &#8211; winter.</p>
<p><strong>San Marino listings</strong> are also being priced higher than the <strong>average selling price</strong> over the last several months.  The average price per sq. ft. for active<strong> San Marino homes</strong> in the <a href="http://www.irina4realestate.com/mls/" >MLS</a> is $653.  The sold price per sq. ft. is listed below &#8211; September closed at $625.  It&#8217;s also interesting to note that the 6 <a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> homes currently under contract average out at $598 a sq. ft.</p>
<p>Of the eight San Marino home sales last month, three of these homes sold over asking price, with the <strong>highest priced sale</strong> for the month at $2,580,000 for 20 Mill Canyon Road.  This home was originally listed for sale at $2,888,888.</p>
<p><em>The lowest priced San Marino home on the market is $875,000 at 1913 S Los Robles.</em></p>
<p><em>The highest prices San Marino home on the market is $8,900,000 at 1385 Old Mill Road.</em></p>

			<content:encoded><![CDATA[<p><a href="http://pasadenaviews.com/san-marino-city-guide/" >San Marino</a> real estate housing status has remained pretty stable in August 2008.  We did see an increased number of homes listed by real estate agents that have expired &#8211; meaning the sellers decided to take these homes off the real estate market.  Both June and July of this year had an average of 4 San Marino homes expire, but in August we saw 11 homes that were taken off the market.</p>
<p>The number of San Marino homes that were newly listed is about the same as in previous months.  The number of San Marino home sales for August is also running pretty close as the rest of the summer months.  The chart below gives the specific for the last three months.</p>
<p><strong>Least expensive San Marino home in August was $899,999</strong>.</p>
<p><strong>Most <a title="Luxury San Marino home sales" href="http://www.pasadenacarealestatehomes.com/search/luxury%20san%20marino%20home">expensive San Marino home </a>listing in August was selling for $8,900,000</strong>.</p>
