Looking for Short Sales in Pasadena’s Real Estate Market?

Over the last few months, Pasadena home buyers have been learning about short sales.  A short sale simply means that a bank is willing to accept less money than what the owner owes on his or her home because the property can not sell at a price high enough to cover the mortgage and selling expenses fully.  In essence, an owner is “upside down” on their property.

Short sales create an opportunity for Pasadena home buyers to get a potential deal on the home of their dreams.  Short sales are not the easiest sales to pull together and it takes a real estate agent with experience, excellent negotiating skills, and perseverance to work with the banks.  I say banks, because in most cases, there are several banks involved in the transaction since the home sellers usually have more than one loan on their property.

Short sales also take a lot of patience on the buyer’s side.  They have a tendency to drag on, sometimes for months.  But, having said that, we can not ignore the fact that they present potential opportunities.

The Pulse of the Pasadena Real Estate Market by Pasadena Weekly Reporter

Yesterday, I met with Joanna Beresford of Pasadena Weekly. Joanna is a report writing a weekly real estate column for this local Pasadena periodical. As we chatted about the health of the Pasadena real estate, she asked me if I saw any changes in the real estate market since the Wall Street bail out announcement.

Absolutely! I thought I’d share my real estate blog’s statistics and personal observations with you to give you a sense of what is going on in the Pasadena real estate market.

This Pasadena real estate blog is barely six months old. It is still visited daily by about 100 readers and gets somewhere around 500 to 800 hits a day. I usually get one to three people each day signing up for the free home search option allowing readers to find Pasadena home listings from the comfort of their home.

Since the announcement of the bail out recovery bill and the volatility that we’ve been experiencing in our economy over the last week or so, I have not had one person register to search for homes.

I have also spoken to some of my colleagues in the real estate industry. Pretty much across the board, I hear the same thing. The phones stopped ringing and the existing home buyers are taking a wait and see approach.

Now… I am not predicting doom and gloom for the state of the real estate market in Pasadena. September’s Pasadena Real Estate Market report shows signs of stagnation in sales which is normal as we start heading into the slowest part of the real estate cycle – fall and winter months. And, I am getting phone calls from cash heavy real estate investors that are recognizing amazing opportunities to pick up Pasadena homes in this buyer’s market.

But, the average Pasadena home buyer is concerned about the bank’s tightening of credit and is feeling a lot of fear and uncertainty at this time. I’d love to hear your opinion on the Pasadena real estate market. If you were thinking of buying a home in Pasadena, are you taking a wait and see approach or are you actively taking advantage of the opportunities that a buyer’s market is offering us?

Pasadena Real Estate and Housing Market Report – September 2008

As September rolls around, home buyers usually see a decrease in new homes on the market.  Not this September – Pasadena’s real estate inventory is as strong as it was during the summer months.  Pasadena home inventory increased for Single Family Homes (SFR), Condos and Townhomes – across the board.  Absorption rate is going up as well which means that these pasadena home listings will take longer to sell than before.

Pasadena SFR sales sold close to asking price at an average of 96.62%.  25 out of 59 home sales sold at full price or over asking.

The lowest priced closed SFR sale was for $230,000 at 816 Lincoln Avenue.

The highest priced closed SFR sale closed at $2,950,000.  This Pasadena luxury home was at 1805 Kinneloa Mesa Road.

Looking at the Pasadena condominium statistics below, you will notice that the price per square foot of homes sold increased from $397 to $445.  The driving force behind this increase is the multiple sales of condos in the new condominium project at 217 S. Marengo in Pasadena.  Pasadena home shoppers want newly built homes and are willing to pay for them.

The Market Action Index indicator has remained relatively flat not providing strong indicators for real estate market conditions.

Inventory of homes in Pasadena went down significantly in August.  At the same time the number of homes under contract is a lot lower in August than in previous summer months – again the cyclical nature of the beast.  During the months of June and July, volume of both sales and pending (homes under contract) sales goes up and in the fall months we start seeing a “slow down” in the Pasadena real estate market.

Luxury homes in Pasadena had a lot of movement – 19 homes sold over 1 million dollars.

The highest priced Pasadena luxury home sale for August 2008 was at $5,750,000 on 455 S. San Rafael and sold in a bit over 2 months.

Pasadena Market Action Index

The PASADENA real estate market is currently in the Buyer’s Market zone (below 30), though not strongly so. The 90- day Market Action Index stands this week at 21 so buyers should expect find reasonable levels of selection.  The market has settled in at a relative stasis in inventory and sales conditions. It’s a Buyer’s market that has seen prices trend lower. Expect that consistent up trends in demand will be required before price trends change significantly.

South Lake Avenue District Neighborhood in beautiful Pasadena California

South Lake Avenue in Pasadena stretches from Coroado Boulevard at its northernmost end and winds all the way through Shoppers Lane before culminating at California Boulevard. There’s no longer a real lake near this 10 block shopping district packed with hndreds of shops, restaurants and offices. The lake dried up long ago.

South Lake Avenue’s rich shopping heritage was born in the late 1940s with a department store built to look and feel like a country club. Bullocks, now Macy’s (currently under construction though December 2008) became the foundation of South Lake Avenue’s reputation as a cosmopolitan shopping destination. More department stores followed, making the area one of Pasadena’s finest shopping districts.

Today, antique English phone booths complete the district’s European ambiance, where shoppers sample fresh lunch cuisine at the various open air eateries. Shopping boutiques, European-style patio cafes and upscale business lofts polish off the chic setting.

Stores on South Lake Avenue run the gamut. This evening, I attended the grand opening of the Granite Park luxury private residence sales office in Pasadena. Many Pasadena real estate agents visited the sales office to get an inside look at the urban living, luxury condos being built on the corner of Lake and California, right behind where Jennifer Lopez had her Madre restaurant.

Prices have not been set yet, but I was told that the Pasadena buyers will need to pay somewhere between $1 million to over $2 million for one of these luxurious residences.

My friend and one of the top realtors in Miami Beach luxury real estate market place, Ines Hegedus Garcia does a fabulous monthly post focusing on Million dollar luxury homes. Following in Ines’s footsteps, Pasadena Real Estate blog will be doing a monthly post featuring Pasadena luxury properties. So without further ado, here’s the August Million Dollar Sales for Pasadena.

Currently there are 94 Pasadena single family properties currently listed for $1,000,000 or above.

The highest listing is for $19,000,000 in the beautiful Oak Knoll neighborhood of Pasadena. Located at 2 Oak Knoll Terrace next to Langham Pasadena Hotel (formerly Pasadena Ritz Carlton.)

The lowest listing over $1,000,000 is listed for $1,058,000 – a 3 bedroom/3 bath home in North East Pasadena at 3145 San Pasqual. It is situated on 2.45 acres and has its own private art gallery.
