Is my Pasadena Home being reviewed for a Decline In Value by the Tax Assessor?

Home values in Pasadena California have declined over the last year and a half.  We started seeing home price decreases in 2007 and they have continued through 2008, but if you own a home or condo in Pasadena, you still wrote a healthy check to the Los Angeles County Tax Assessor for your bi-annual taxes which were due on April 10th.

I wrote about the tax assessor proactively re-evaluating properties which were purchased between July 1, 2004 and June 30th, 2007. Now, the LA County Tax Assessor has made it even easier to find out if your home property taxes are under review.

If you click on the link below, it will take you to a page where you will be able to enter your home’s property tax identification or AIN number OR type in your Pasadena home address to see if your property’s tax status is under review due to the “decline in value”.

PROPERTY TAX “DECLINE-IN-VALUE” REVIEW BY THE TAX ASSESSOR

You can also check the status of your application if you submitted one for reassessment by entering your street address or Assessor Identification Number.

You can also see if your property automatically qualifies for a decline-in-value review under either one of the following conditions:

  • The property is a single-family home or condominium purchased between July 01, 2003 (2000 in some areas based on economic conditions) and June 30, 2008.
  • A property is subject to annual review of a temporary decline-in-value reassessment granted for the prior assessment year (2008).

Pasadena home owners of properties other than single-family or condominium (residential-income and commercial/industrial for example) may file a decline-in-value APPLICATION on or before December 31, 2009.
While you may check and monitor the status of a potential or existing decline-in-value review, the details of this review can be obtained by contacting your Los Angeles County District Office.

The Sound of Music!

THE SOUND OF MUSIC will be performed by Huntington Middle School students on February 26, 27, 28 and March 1 in the Kenneth F. White Auditorium.

Directed by Janet Jackson, this production has a cast and crew of over 60 talented HMS students.

This classic tale of Captain Von Traap and his seven children meeting Governess Maria from the Abbey is a heartwarming family and love story. Set in the conflict of Vienna as Hitler’s Nazi’s are taking over Austria, it is a story of choices, passion and country that is universal.

You’ll recognize the Rodgers and Hammerstein songs! Don’t miss seeing your friends perform.

It is a truly great show that is sure to be another sell out – a treat for children and adults alike!

Tickets are on sale now. Tickets are $15 and seating is assigned on a first come, first served basis.

Three evening performances are on Thursday, February 26, Friday, February 27 and Saturday, February 28 at 7 pm. One matinee performance will be at 2 pm on Sunday, March 1.

Students: There’s a $5 Student Ticket Special on Thursday night only (February 26th)!

Pasadena Braces for a Wave of Bank Foreclosures

I’ve been talking for awhile now about banks holding on to their Real Estate Owned (REO) properties to help close out 2008 in a better financial position.

As the new year begins, Pasadena is seeing a lot more foreclosure listings hitting the real estate market as banks are trying to push out the backlog of repossessed homes up for sale. I expect the inventory of foreclosed homes in Pasadena to swell over the next few months.

Currently, we’re begining to see some Pasadena condos, some even next to South Lake Avenue district, in the $200,000 range. Pasadena single family homes are now more affordable and the interest rates are the lowest they’ve been in the last fifty years even with a bit of a climb over the last week into the 5% range.

According to a recent foreclosure prevention report by the Federal Housing Finance Agency (FHFA), repossessions by Fannie Mae and Freddie Mac grew by nearly 25 percent from the second quarter to the third quarter of 2008, hitting 15,196 homes nationwide.

Looking at Pasadena real estate foreclosure statistics, we’ve seen a tremendous jump in volume.

      2nd quarter of 2008, there were only 7 foreclosed homes for sale and sold in Pasadena;

 

      3rd quarter of 2008, there were 21 foreclosed homes for sale and sold in Pasadena;

 

    4th quarter of 2008 saw the highest increase in Pasadena foreclosures for a total of 54.

The next few months will be telling.
